Eye of Argus is a data product we built and run ourselves. Every night, custom bots pull foreclosures, tax liens, probate filings, evictions and more from county public records across Oklahoma, Texas and North Carolina. Every morning, clean and deduplicated CSVs land in the client's Google Drive, ready for skip tracing. This is the story of how it works and why we built it.

Every investor buys the same list

Real estate investors live and die by their lead lists, and the standard way to get one is to buy it. The problem is that list vendors sell the exact same data to everyone in a market. When ten investors in the same metro mail the same foreclosure list in the same week, the list stops being an edge and becomes a race.

The alternative is to pull the records yourself, straight from the counties. That data is public, fresh and free. It is also miserable to collect. A single county can mean a staff member losing a whole morning to it, and serious investors work dozens of counties. Every clerk site is different, half of the records are PDFs sitting behind clunky search forms, and the formats change without warning. Multiply that across foreclosures, tax liens, probate, code violations, divorce filings and evictions, and "just pull it yourself" turns into a full time job that nobody wants.

So we taught software to do the morning shift

Eye of Argus is that morning shift, done by software. For each county a client subscribes to, we build a dedicated bot that runs overnight while the clerk's servers are quiet. It walks the county's search forms, downloads whatever the county publishes, and parses the messy parts: inconsistent layouts, scanned documents, records buried inside PDFs.

The raw pull is only half the work. Every record is normalized into a consistent structure, formatted so it is ready to hand to a skip tracing service, and deduplicated against everything the client has already received. No paying to be told about the same property twice. The finished files drop into the client's Google Drive as clean CSVs before the workday starts, and a client portal keeps every feed in one place.

What it covers

Every dataset the county makes available is included at one rate. Depending on the county, that means:

  • Foreclosures
  • Tax liens and deeds
  • Probate filings
  • Code violations
  • Divorce filings
  • Evictions

Coverage today spans counties across Oklahoma, Texas and North Carolina, and the list grows as clients add territories. One county, one rate, all available datasets. There is no menu of upsells for data the county already publishes.

When a county changes its website

Anyone who has run a scraper knows the real enemy is not building it, it is keeping it alive. County websites get redesigned, search forms move, PDFs change layout, and a script that worked for months quietly starts returning nothing.

That is why Eye of Argus is a service, not a script. Every bot is monitored. When a county changes something, the monitoring catches it, we fix the bot, and the feed resumes. Clients are never handed a pile of code and left to maintain it themselves. Keeping the data flowing is our job, and it is priced into the subscription.

From service to product

Eye of Argus did not start as a product. It started as custom builds for individual investor clients who needed county data and did not want to staff for it. After enough of those builds, the pattern was obvious, so we productized it.

Today it runs as a subscription from $199 per month per county, with volume discounts as counties are added. A new county takes 3 to 5 days: we build the custom bot, verify the output, and switch on the daily feed. For larger operations we go further, with white label arrangements and custom integration work, what we call Argus tier projects, where the data flows straight into a client's own systems under their own brand.

Public records were always free. Eye of Argus just made them arrive on time, every day, without anyone lifting a finger.
