Price your courts from utilization, not the venue next door

A flat rate all day means your busiest hour and your emptiest hour cost the same. That is not a price; that is a guess wearing a price tag.

Most court venues price by copying the venue next door. Somebody opened at ₱400 an hour years ago, everyone matched it, and the number survives because nobody has data to challenge it. Court utilization pricing starts from the opposite end: your 7pm slots sell out days ahead and your 1pm slots collect dust at the same price, and both facts are telling you something.

What is court utilization?

Utilization is simple: of the hours you could have sold, how many did you actually sell? Compute it per hour of the day, per day of the week, per court. Never as one average, because the average hides everything useful.

A venue at "60 percent utilization" is usually a venue at 95 percent from 6pm to 10pm and 25 percent before 5pm. Those two numbers demand opposite actions. One flat rate undercharges your best inventory and overcharges your worst.

Which hours should cost more?

Once you can see utilization by hour, the moves become obvious:

  • Raise peak, gently. If Saturday 7pm sells out three days ahead every week, moving from ₱400 to ₱500 is not greed; it is the market telling you the old price was low. Sellouts that persist say you still have room.
  • Discount dead hours honestly. A ₱250 morning rate that fills a court beats a ₱400 rate that leaves it empty. Court hours are inventory that expires at the top of every hour.
  • Package the off peak. Morning open play, student rates before 5pm, coach friendly daytime blocks. Off peak hours often sell better inside a membership or credit package than as bare hourly slots.
  • Watch lead time. Slots that sell out two weeks ahead are priced too low. Slots that only fill same day are priced too high, or serve walk in demand you should protect.

Why can't you price from a Messenger thread?

If your bookings live in chat threads and a notebook, you do not have utilization data. You have anecdotes, and "weekends are busy" is not a number you can price from. This is one more invisible cost of chat based booking: if knowing what Court 3 earned last Tuesday takes an afternoon of scrolling, the answer will never be produced.

Start smaller than you think

You do not need a dynamic pricing engine. Start with three tiers, peak, standard and off peak, drawn from your actual pattern, and move one price at a time while watching fill rates. If a raise kills demand, you learned something cheap; if a discount fills a dead Tuesday morning, you just found free money.
