Four corners, two frontages, two quiet wings

Corner two-bedrooms (A, H, K, R) take the four corners of every floor with two exposures each: the north pair looks over the sea and the city skyline, the south pair over the mountains and Sample District.

Executive studios (B–G, L–Q) run the length of both frontages. Units B, D, E, G and their southern twins carry balconies; C, F, M and P trade the balcony for an extra three square metres inside.

Studios (I, J, S, T) sit on the short east and west wings facing the landscaped courtyard and lightwells, which keeps them cooler and quieter, and the most affordable.

All twenty units share a central core with two passenger lifts, a service lift, fire stairs and the electrical and telecom rooms. Floor-to-ceiling height is 2.85 m throughout; prices step up 0.6% per floor.

Cebu is the Philippines' second city and its fastest-growing one: a deep-water port, an international airport, a BPO workforce that fills every furnished studio, and a condominium law that lets you own outright. Here is how we make it work from the US.

Pay in US dollars, from your US bank

Every payment in your schedule, from the reservation fee to the last equity instalment, is collected through Aqwire, a cross-border payment platform built for Philippine developers. You pay by US card or ACH in dollars; we receive pesos. No international wire fees, no calling your bank, no surprise conversion spreads.

Set up auto-debit once from your client portal and the monthly equity runs itself. Every receipt, Statement of Account and official receipt is posted to your portal the same day.

Rental yield of 6–8% gross

Sample District is the city's financial district and the address of choice for BPO executives, visiting consultants and long-stay professionals. Furnished studios and executive studios within walking distance of Ayala Center Cebu lease in days, not months, at rents that have grown ahead of inflation for a decade.

Our leasing team targets 12-month corporate leases first and short-stay only as a fallback, which keeps wear low and occupancy predictable.

Turnkey management, in-house

Furnishing, tenant screening, lease signing, rent collection, maintenance and remittance are handled by Colina's own property team, not a third party. You approve tenants and repairs from your phone; rent lands in your US account net of fees each month.

Titled ownership for foreigners

Under the Philippine Condominium Act, foreign nationals may own condominium units outright as long as foreign ownership in the project stays within 40%. Former Filipino citizens and dual citizens are not subject to the cap at all. Your unit is registered under a Condominium Certificate of Title (CCT) in your own name.

We handle the title transfer, the Bureau of Internal Revenue filings and the registration with the Registry of Deeds after turnover.

FAQ

Questions US buyers ask

Can a foreigner really own a condominium in the Philippines?

Yes. The Condominium Act allows foreign nationals to own units outright as long as foreign ownership of the whole project does not exceed 40%. Former Filipinos and dual citizens are exempt from the cap. Land cannot be owned by foreigners, which is exactly why condominiums are the vehicle of choice.

How is the price paid?

A reservation fee of ₱50,000 (about $877) holds the unit. Twenty percent equity is then paid over 24 monthly instalments, and the 80% balance is settled at turnover through bank financing, deferred cash or spot cash. All of it is collected in US dollars through Aqwire.

Can I get bank financing as a non-resident?

Yes. Our partner banks in the Philippines finance up to 80% for overseas Filipinos and up to 60–70% for foreign nationals, typically over 10 to 20 years. We prepare and submit the application for you about six months before turnover.

What taxes and fees should I expect?

The price includes 12% VAT. On transfer you pay documentary stamp tax (1.5%), transfer tax (about 0.75%) and registration fees; budget roughly 3–4% of the price. Annual real property tax on a studio is a few hundred dollars. Rental income is taxed in the Philippines; the US-PH tax treaty prevents double taxation.

When is turnover, and what if it slips?

Target turnover is December 2099. The Contract to Sell allows a six-month grace period; beyond that, buyers may withdraw with a full refund of equity paid, or stay and receive a monthly credit against the balance.

Who manages the unit while I'm abroad?

Colina's in-house property team. Furnishing, tenant screening, lease signing, collections, maintenance and remittance are handled for a flat 10% of collected rent. You approve tenants and repairs from the client portal.

Can I sign everything remotely?

Yes. The Reservation Agreement and Contract to Sell are e-signed. For the Deed of Absolute Sale at turnover you sign a Special Power of Attorney at the nearest Philippine consulate, or in person if you're visiting.

What currency is the contract in?

The Contract to Sell is denominated in Philippine pesos, as required by law. Your USD schedule is indicative at the rate on each payment date; Aqwire shows the exact dollar amount before you confirm every payment.

Is the reservation fee refundable?

Within 7 days of payment, yes, in full. After that it is credited to your equity and, if you withdraw before the Contract to Sell, forfeited as a processing fee. Equity paid after that is refundable under the Maceda Law once you have paid at least two years of instalments.

Our story

From mid-rise homes to the skyline

Colina Homes Inc. was founded in Cebu in 2015 by Mitchel Colina, who spent two decades building mid-rise homes for balikbayan families returning from the US, the Gulf and Europe. The pattern was always the same: a family abroad, a relative on the ground, and a lot of paperwork in between. Mitchel built the company to remove the middle part.

Colina Residences Showcase Tower is the company's first high-rise in Sample District: twenty residential floors, four hundred units, every one sold with a turnkey furnishing option and a management contract for owners who live an ocean away. The US sales desk in Los Angeles opened in 2021 so that buying, paying and managing could all happen in your own time zone.
